The videos discuss home-selling topics in general terms. They are not an appraisal, a valuation of your home, legal advice, tax advice, financial advice, a mortgage commitment, or a guarantee that your property will sell. Examples and opinions may reflect conditions when a video was produced. Verify current local market data, transaction terms, and applicable requirements before acting.

Price, timing, preparation, and marketing decisions depend on the property and its circumstances. Consult an attorney, tax professional, lender, licensed appraiser, or other appropriate professional when your situation requires that expertise. Do not rely on this site for urgent foreclosure, court, tax, or contractual deadlines.

No representation agreement by browsing or submitting

Watching videos or submitting an inquiry does not establish a listing agreement, buyer representation agreement, or other brokerage engagement. Representation and services require a separate agreement where applicable. Brokerage compensation is negotiable and is not set by law.

If your property is currently listed with another broker, tell us in the form. This site is not an invitation to breach an existing exclusive agreement. Any property-specific discussion must respect that representation.

Your communication choices

All videos can be watched without marketing permission. An inquiry requests an email response about the matter you submit. Optional email, SMS, and phone permissions are independent choices. The phone option expressly identifies Sarah as David's AI assistant and describes automated or artificial voice calls. Selecting a permission does not guarantee an immediate response or scheduled contact. The Privacy Policy explains how to change your preferences.

Media and illustrations

Video presenters or voices may be generated or assisted by AI. They present educational content and do not independently provide licensed professional advice. Decorative home imagery is illustrative and does not identify an available listing or a completed brokerage transaction. Video thumbnails are previews of the educational series.

City Insider links provide additional local reading. Their reports have their own dates and sources; a link does not make every figure current. Third-party services and linked websites may change or become unavailable. The website does not guarantee uninterrupted video playback or delivery of a submitted request.
